San Gabriel Heights has the oldest flatwork of any postwar neighborhood in this guide, and much of it is original. These brick ranches and mid century homes went up between the 1960s and the 1980s on the river bluffs northwest of downtown, and a fair number of driveways and walks are still the concrete the first owners parked on. Forty to sixty years is a long life for a slab, and the ground here asks more of it than most.
Bluff lots put drainage first
The land is river bluff terrain, limestone with clay seams, and it slopes. On a lot with real grade, the concrete questions stop being about finish and start being about water and earth. A retaining wall here is not decorative; it holds back soil that gets dramatically heavier once it is saturated, and nearly every wall that fails failed at its drainage rather than its face. If your property steps down toward the river, the walls and the way water moves around them matter more than the color of any patio.
Old concrete, mature roots
Slabs that have been in the ground for half a century have ridden countless rounds of expanding and shrinking earth, and it shows in the cracking and settlement that is normal for their age. The mature oaks and elms that shade these streets add root heave on top, lifting old walks and drive edges from below. Some of these slabs are sound enough to lift back to grade; others have simply reached the end and want replacing. The honest sorting between the two is the main job here, and it saves money in both directions.
Where additions meet original
Many homes in the Heights have picked up additions, converted carports, and remodel era slabs over the decades, and concrete poured years apart rarely bonds into one piece. The seams where a newer patio or porch meets the original pour are where you see cracking and separation, because the two slabs move on their own schedules. A settling step or a gap at the house line is common and usually fixable, but it wants a real look to tell a cosmetic joint from a slab that is genuinely dropping.
